SME conducts Environmental Site
Assessments (ESA) to assist buyers, sellers and lenders in making confident, informed decisions about their commercial real estate transactions. SME has performed numerous ESAs in Colorado, and the key to SME’s success lies within our ability to guide a project from an existing environmental condition to a condition of full environmental compliance. Our team of environmental professionals follows industry recognized guidelines to provide you with an on-time, on-budget assessment.
The purpose of Phase I ESA and Modified Phase I ESA (MESA) investigations is to gather sufficient information to develop an independent professional opinion about the environmental condition of the property and to identify actual or potential environmental contamination, which may impact the property value. These services include Phase I ESA and MESA, using the American Society for Testing and Materials (ASTM) E1527-05 and the EPA All Appropriate Inquires (40 CFR 312) standards, risk analysis, testing and remediation. Our process includes:
• A comprehensive review of national, state and local records and databases;
• In-depth interviews with owners and occupants;
• A detailed inspection of the site and adjoining properties; and
• A clear and concise report documenting any potential risks.
SME is staffed with technical and regulatory experts to handle environmental clearances and due diligence assessments related to commercial real estate transactions, land development projects, transportation projects and municipal projects. SME provides due diligence services as defined in the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA, commonly known as Superfund) and The Small Business Liability Relief and Revitalization Act (the Brownfields Amendments).
If conditions warrant additional investigation, Phase II ESAs provide a detailed analysis as to the extent of contamination at a site with project specific sampling and analysis.
